1. Reservations

1.1 Refundable Reservations

A refundable reservation entitles the customer to modify or cancel the reservation (within the limits set out in article 2 below) and is subject to a penalty in case of no show in accordance with article 3 below. Furthermore, providing credit card data for the purpose of booking pursuant to paragraph 1.4 above does not imply the immediate charge of the rate relating to the nights booked: the data is required exclusively for guarantee purposes.

1.2 Non-Refundable Reservations

A non-refundable reservation is a reservation concerning special and discounted offers that are only available on our official website [•] or through Residenza 24’s commercial partners. These offers cannot be combined with other discounts and cannot be cancelled, refunded or modified pursuant to articles 2 and 3 below. 100% of the cost of the reservation (including the cost of the room and extra services) will be charged at the time of booking, unless expressly established in the terms of the offer. The amount of the reservation (including the cost of the room and extra services) cannot be refunded under any circumstances.

1.3 Group Bookings

A booking of more than 3 rooms will be classified as a group booking and may be subject to particular terms and conditions of sale as well as supplements (such as prepayment, penalties and joint liability), which will be specifically agreed with Residenza 24 and its partners in writing .

1.4 Minors

For security reasons and in compliance with current regulations, our property accepts minor guests only if physically accompanied throughout their entire stay by at least one parent or a legal guardian. We do not accept bookings for unaccompanied minors or minors accompanied by other adults, even if provided with a written authorization. The property reserves the right to request original identity documents at check-in and to refuse entry if these requirements are not met, without any right to a refund.

2. Cancellation or modification of the reservation

2.1 Cancellation of the stay

Non-refundable reservations cannot be modified or canceled by the client and in no case can the reservation be changed or canceled by the client. Furthermore, in no case can the price (including the cost of the room and extras) paid at the time of booking be refunded.

Refundable reservations can be canceled without charge up to three days before the day of check-in. In order to cancel the reservation, you must expressly inform the hotel of your intention by contacting the hotel by phone or email. You will receive immediate confirmation of the cancellation. If the cancellation is made after the deadline allowed, the hotel will charge the amount corresponding to the first night of stay pursuant to article 1382 of the Civil Code via the credit card offered as guarantee. The remaining nights of the stay will be cancelled.

2.2 Extension of Stay

Contact the hotel reception before 10:00 in order to check the availability of the hotel. If there are rooms available, you will have to immediately pay the applicable rate in order to allow you access to the new room.

2.3 Reduction of Stay

In the case of a refundable reservation, you must inform the hotel by 19:00 on the day of arrival of the stay you wish to cancel. The cost of the canceled nights will be refunded (using the same payment method used to make the reservation).

In the event of a non-refundable reservation, no refund or discount or special offer will be given as such reservations are non-refundable by their very nature.

3. No-shows

In the case of a refundable reservation, in the event of the client’s no-show by midnight on the date on which the client’s arrival was expected, the hotel’s obligation to keep the room reserved for your benefit will immediately cease to have effect.

Failure to present will result in the immediate charge of the amount corresponding to the first night of stay on the credit card offered as guarantee in order to cover the cancellation costs pursuant to article 1382 of the Civil Code. Additional nights of stay will be cancelled.

In the case of a non-refundable reservation, in the event of the client’s no-show by midnight on the date on which the client’s arrival was expected, the hotel’s obligation to keep the room reserved for your benefit will immediately cease to have effect. No additional penalty will be applied in addition to the 100% of the booking cost already paid to the hotelier at the time of booking.

4. Price – Taxation

Rates are indicated at the beginning and end of the booking process. They are specified per room, number of persons, room type, and stay dates. The rates confirmed to the customer include taxes (excluding tourist tax) and are valid for the period indicated on the website. Unless otherwise agreed, any extra service (breakfast, parking, etc.) is not included in the rate. The tourist tax is never included in the booking, whether refundable or non-refundable, and must be paid directly to the hotel upon arrival. The tourist tax may vary according to state or regional laws applicable from time to time. Prices shown include VAT due at the time of booking. Any change to the applicable VAT will be automatically computed and applied to the rate at the time of invoicing (arrival date). Any change or introduction of laws or regulations imposed by the competent authorities will apply automatically and, if applicable, will be applied to the rate at the time of invoicing (arrival date).

5. Payment

Online payments are made by credit card (exclusively Visa, Visa Electron, Maestro, and/or Mastercard) through a secure payment system. Payments via American Express and Diners will not be accepted (neither as a guarantee nor upon arrival). Customers will be asked for the card number, expiry date, and CVV (series of numbers on the back of the card). The person staying at the hotel must be the credit card holder. Any irregularity in payment or form of payment (even if identified after full payment of the applicable rate), non-payment, incomplete or fraudulent payment, proof of illegal activities connected to the payment that may be attributable to the customer, or collusion of the customer with a third party, will result in the complete cancellation of the booking at the customer’s expense, without the need for any prior warning and without prejudice to civil and criminal actions that may be taken against the customer. If the booking procedure requires immediate balance (non-refundable bookings), a confirmation email will be sent after payment to the email address provided, with the booking details which will serve as proof of payment. This email must be presented at check-in. In the case of a non-refundable booking, the signature of the holder of the card used for the booking payment will also be requested. Upon arrival at the hotel, you may request an invoice for your stay, inclusive of the tourist tax (if applicable). Providing invalid credit card data will result in the cancellation of the booking, as in cases of irregular or fraudulent payments. In accordance with Article 49 of Legislative Decree 231/2007 (Anti-Money Laundering Law), any payment equal to or greater than Euro 3,000 cannot be made in cash, whether by individuals or legal entities. The prohibition also applies if multiple payments below the aforementioned limit are made to evade the regulation.

6. Complaints

Any suggestions, complaints, or remarks regarding the services provided in our hotels should be addressed directly to the hotel where you are staying or to the following email address: info@residenza24.it within 7 calendar days from the last day of your stay.

7. Liability

Photographs and information appearing on this site are not binding. Residenza 24 cannot be held responsible for the failure or incomplete execution of the booking due to force majeure, third parties, or the customer themselves, as well as for internet malfunctions or the refusal of the cardholder’s bank to proceed with the payment.

8. Access and Stay in the Hotel

Unless expressly provided otherwise, rooms will be made available from 3:00 PM on the first day of the booking (check-in) until 10:30 AM on the last day of the booking (check-out). Access and stay in the hotel must take place in compliance with any national and local regulations and Residenza 24 procedures regarding health protection, which will be present on the residenza24.it website and displayed at the entrance and in the common area of the property (including health monitoring upon access and during the stay, in compliance with applicable legislation, to protect the health of other customers, staff employed at the hotel, and any other person present in the hotel). The customer accepts and acknowledges that access to the hotel may consequently be denied and the stay interrupted or confined to specific areas (as indicated to the customer by Residenza 24 staff) if such access or stay, under applicable law, could jeopardize the health of other customers, staff, or any other person (including due to the customer’s failure to comply with Residenza 24’s health protection procedures). In case of denied access or interrupted stay, Residenza 24 will promptly refund the customer, without penalties, in proportion to the unused period. Pets are allowed only if they are small. This service may be subject to extra costs. The pet owner will be held directly responsible for any damage or inconvenience caused to the hotel, third parties, employees, or guests. Should pets cause a disturbance to other guests, the hotel reserves the right to terminate your stay immediately, without the right to compensation. Furthermore, the costs of damages caused during your stay will be charged immediately. Pursuant to Article 109 of the TULPS, within 24 hours of the guest’s arrival, the hotel must notify the public security authorities of the guest’s identity. To this end, upon arrival or within the following 24 hours, the hotel will request a copy of your identity document. If you do not cooperate, you will be asked to leave the property. The customer accepts and acknowledges the obligation to use the room reasonably and in line with its intended use. Any behavior contrary to public morals and order will result in the hotel requesting the customer to leave the property without any compensation or refund (if payment has already been made) and without prejudice to Residenza 24’s right to seek further damages. Residenza 24 provides free Wi-Fi access. The customer agrees not to use their electronic devices to reproduce, represent, make available, or disclose to the public goods subject to copyright or other similar rights without the prior authorization of the holder of such rights or in violation of such rights.

9. Overbooking and Evacuation in Case of Force Majeure

The hotel reserves the right to reallocate customers, in whole or in part, to a hotel of equivalent category depending on availability, exclusively in the event that the booked property is unavailable (overbooking) for reasons attributable to the hotel. Any additional cost (both in terms of structure and transport) between one hotel and the other will be borne by the hotel originally booked by the customer. Residenza 24 cannot be held responsible for the violation of obligations assumed in case of force majeure events. Force majeure events are those typically recognized as such by Italian jurisprudence. In this case, the hotel reserves the right to reallocate guests, in whole or in part, to a hotel of equivalent category, depending on availability.

11. Applicable Law

The terms and conditions of these general conditions are governed by Italian law for hotels located in Italy.

12. Amendments to the General Conditions of Sale

Residenza 24 reserves the right to modify these general conditions of sale, in whole or in part, without any prior notice.

CSM Soft by Lorenzo Micchìa (“Residenza 24”) is a sole proprietorship with its registered office in Florence, Viale Spartaco Lavagnini 24, VAT number 07012170481, and Florence business register number 0673047.

14. Invoicing Information

Bookings made through Residenza 24 will be invoiced by the hotel management company (i.e., a commercial partner of Residenza 24) as indicated in the confirmation email, as this company is responsible for both providing the services purchased and collecting the corresponding hotel rates.
